The Glasgow rental market remains competitive. Here's our snapshot heading into spring 2026.

Average rents

Based on listings across Glasgow:

  • 1-bed flat: £650–£900 pcm (city average)
  • 2-bed flat: £850–£1,200 pcm
  • 3-bed flat/house: £1,100–£1,500 pcm
  • 4+ bed house: £1,400–£2,200 pcm

The most affordable areas remain Dennistoun, Govan, and Ibrox for central locations, with the Southside corridor offering better value further south.

Supply and demand

Rental stock in Glasgow has been gradually recovering, but demand still outstrips supply in popular areas. Properties in the West End, Shawlands, and Finnieston typically receive multiple applications within 48 hours of listing.

What to expect this summer

The July–September period will be competitive as usual, driven by student turnover at Glasgow's four universities and new arrivals to the city. If you're planning to move in the autumn, start searching in June. Key tips:
